What to do if a tenant leaves there 1 year lease?

Me and some friends are under a year lease & all of our names are under the lease with my dad as a co-signer. One of my friends wants to leave soon and we have to take her name off the lease. Is there any way we can have her sign some kind of doent stating that she understands shes leaving and having her name off the lease? Also what happens after that.
